Energy Assessment



Energy Performance Certificates (EPCs) are required for most properties when they are sold or let. EPCs provide a snapshot of the current energy efficiency of the building and a guide to potential improvements.
Domestic EPCs are required when residential properties are offered for
sale. They must be commissioned before marketing starts and be available
within 28 days. There are fines for not doing soThey are also a requirement
when a domestic property is offered to a prospective tenant.

Display Energy Certificates (DECs) and an Advisory Report are required for all buildings having a total useful floor area over 1,000 m2 which are occupied by public authorities and by institutions providing public services to a large number of persons and therefore frequently visited by those persons.
DECs should have been on display by 1 October 2008. The potential fines are £500 for not having a DEC on display and £1,000 for not being in possession of a valid Advisory Report.

Home Information Pack (HIP)

Home Information Packs (HIPs) were introduced to streamline the sales process by making the necessary searches and other key documents available at the start of the process. From 21st May 2010 the requirement has been suspended but they are still available on a voluntary basis. The EPC is still required (see above).
Our portal is being maintained to ensure our clients still have access to their documents throughout the sales process. We also retain electronic copies that can be supplied again if needed.
