EPCs Energy Performance Certificates

 

From 1st October 2008 landlords will need to provide an Energy Performance Certificate to prospective tenants whenever they offer a property for rental.

 

We will assess the property against a defined set of parameters in order to give it an efficiency rating.

From this process we are also able to make recommendations on how to make the home more energy efficient, reducing its carbon footprint and saving money on future heating bills.

 

The Energy Performance Certificate produced is valid for 10 years so it can also be used on subsequent rentals within that period.

 

An EPC is not needed (under current rules) while an existing tenant remains in the property provided if it is not marketed to other potential tenants. In practical terms it is required on the first change of tenant after 1st October 2008.

 

Because of the long validity period many landlords are taking the opportunity to get an EPC done ahead of time so there is no delay in being able to start marketing if a tenant leaves.

HIPs Home Information Packs

 

There is also a requirement for a Home Information Pack (HIP) if a landlord wishes to sell a property. This applies even if they just want to offer it for sale and see if there is any interest.

 

(An EPC is part of a HIP but it must be no more than 6 months old when marketing for sale starts, otherwise a new one will be required. If you may be offering the property “for sale or let” it is probably best to arrange the two together.

 

Top Tip

 

Buy your own HIP. That way you own it and can take it to any agent. You are not tied to the agent who supplied it.
